I dont yet have a website set up for investing in Ohio, however I'll implement your suggestion of joining a handful of local meetup groups and making an introduction with the host.  After a deal or two, I'll look to set up the website for sure.

Hi Bigger Pockets members

We've finally opened escrow with our first investment property! In addition to that, another wholesaler offered to JV a deal to find a buyer together. After many lessons learned, I'm beginning to understand the fundamentals of how lead generation & conversion is about having quality conversations, and it's a great feeling! For all new investors who may read this, keep going!

For all experienced investors/ wholesalers who may read this, I'm wondering how do you network with cash buyers while in a virtual market? I'm currently living in Vegas, however the property under contract is in Northeast, Ohio. I've personally connected with a handful of local realtors in addition to calling a list of 200 investors, which yielded about 20 people mentioning that they'd like to join our Buyers list. However, most social media investor groups are filled with tire-kickers and it's tough to network at real estate auctions while out of state.

What are some other suggestions that would help grow the list of active buyers to 100, and then hopefully to 1,000?

Auction.com hosts them, Fridays on Fourth Street.  Inventory is currently slim so there isnt much bidding. However, it's always good for networking.

I've been gaining some traction networking with buyers, in addition to scheduling a meeting with the Realtor for the client who is looking to liquidize their portfolio.  Going into this meeting, of course I'm looking to be as prepared as possible.  Also, I'm again approaching this opportunity with an abundance mentality; resisting the urge to place self-limiting beliefs that this isn't for me and that I should "start small," or not pursue something that could have been introduced for a reason.

Going into this meeting with the seller's agent, I've located a buyer's agent who has investors with the capability to purchase, in the right locations.  I've also introduced myself to investors who would be interested in a partition deal, of let's say 5 properties each, given the right timing.  My idea is to arrange a property tour where investors can 'drive-by' the occupied properties, and inspect the vacant parcels.  This should show legitimacy and possibly create a sense of urgency.  Then with the investors' criteria aligned, and with the help of Escrow and an Attorney, structure the best deal where each investor purchases a partition of properties that fit their criteria.

In the interest of creating a winning solution, while also not losing the deal because it's not under contract; What are your suggestions to Wholesale this portfolio of 30 properties?  I know that there are Hard Money lenders who will lend up to $5M based upon Property profile and having a buyer lined up.  While it's a huge risk, sometimes you have to risk it to get the biscuit. 

I've included one of the analyzed properties for reference.

Are there any other creative solutions you savvy investors can think of?

Thanks for the quick reply.  I'm actually analyzing the properties now, Calculator and Liens, etc.  Yes I do have the seller's contact information, their goals are to sell the 30 properties before moving back to China.  There are several that are currently being rented and a few that are vacant or have unpaid tenants.  I know that the large corporation Wedgewood was there to receive the leads as well, so they will buy what they can, but they do have restrictions and maybe something falls through, or possible we get lucky and close first.

At the moment it's tough to close myself, so yes I am looking to wholesale, however I am calling and reaching out to my network as well as places online.  If it's not this list that closes, there are many more!

Im at another auction and this one came with great news. Ive found a motivated seller with 30 properties to sell before leaving the country.

Only thing is the large acquisition company Wedgwood homes was here to receive the leads as well.

Whats the best way to go about securing my first deal from this opportunity? Im hoping this isn't a missed chance

I have a wholesale company in Las Vegas and I admit that I'm pretty new to this real estate investing deal. 
Quick question.  After sourcing, scrubbing and analyzing a list of quality leads, what comes after you've found a handful of great opportunities?  Loving the practice of running the numbers but is there anyone that can provide advice how to confidently make offers on some of these properties?  Especially without having an extensive list of buyers at this point.  I've done my best to make this not an advertisement because they are not currently under contract.

I'm thinking social media, however, I'm open to any discussion or direction!

Also going to network at an auction tomorrow, but the last one was kind of dry given current local inventory at 1 month.  I've attached a redacted picture from the BP Calculator for quick reference.

Oh yeah! There are many others at less than half the price as well...
How do I confidently make offers on all of these properties?!

My name is Chris Harden, I'm a new Real Estate Investor currently operating a wholesaling business in Las Vegas. Recently, I completed 180 hours of Realtors classes in Texas however the pandemic forced me to Nevada instead. In addition to real estate, I am also a professional Skydiving Instructor with more than 9,000 skydives, so if anyone has ever wanted to jump, I'm ready anytime!

I'm looking to make professional connections with people who have an abundance mindset in a competitive market. Long story short, I've assembled an Investor Prospectus, a report explaining market predictions for the area, as a method to help build my buyers list.

In the process of assembling the prospectus, I've sourced a list of recent motivated leads, joined BP as a PRO member, and have analyzed over a dozen properties that "look good." I'm ready to take massive action, but I am learning real estate is not something you can do on your own!

It includes screenshots of some deals I analyzed using the BP calculator.
