Just wanted to post a warning out there they have a demo version and if you forget to unsubscribe they'll just continue to take your money.

They also don't make it easy to unsubscribe, you need to contact them and have a human do it.

Pretty shady business tactic IMO.

Thanks @JJ GONZALEZ II that makes sense, that's why it leads me to believe there's "off-market" deals. My next step is to contact a broker in the area to find me similar/better deals. Thanks!

Post: How to go about renovations?

Hi all! 

I was always pondering how to go about the following.

Scenario: Upon purchasing, doing renovations to increase rent OR upon exiting, doing renovations to increase the sale price

  1. How do I perform the renovations if I have, say 90% occupancy?
  2. Do I evacuate all the units to perform the renovations and provide temporary housing for the tenants?

I always hear we should do renovations after the purchase or before the exit but I never heard the strategy on how to do it.

Hi there!

I'm new to multifamily investing (currently own 2 single family homes and 1 duplex).

I'm looking for some direction on the market in Texas.

I found a 16 unit on loopnet (http://www.loopnet.com/Listing/2501-Delano-St-Hous...) and was wondering if there were any similar types of property available since this is 1) within my budget, 2) brings in the cash on cash numbers, and 3) has the range of units I'm looking for.

Is this just a rare diamond in the rough or are there more off-market properties like this?

Side note: Will something like NeighborhoodScout help me with this question?

Thanks @Ed Matson! I definitely will be searching out for a broker, just wanted to get an idea of what I can find in my current situation because I was told I probably needed a partner that brought in experience and a larger net worth.

Thanks @Kyle Jean! I didn't know about this HUD 223(f), do new investors like myself usually qualify with something like this? I haven't heard it mentioned before. I've always heard of FHA loans, but that comes from my experience with residential homes.

Hi there!

I'm new to multifamily and am looking to understand what sort of loans I will qualify for when trying to purchase a 16+ unit. I understand I'm most likely looking at 25% down with 6 months of PITI reserves.

My current situation:

  • I live in LA, currently house hacking
    • I ran my numbers and am planning to sell off everything and rent where I live and own where I rent
  • I own 2 single family homes that I'm planning to sell to acquire ~$400k for this multifamily purchase
  • I recently purchased 1 duplex
    • I'm assuming this can help season me as a multifamily investor
    • I'm planning to keep to 1031 in the future

My question is: Will I be able to acquire 30 year fixed 5% loans as a first time investor (this is just what I'm seeing for single family homes)?

I found this noting "Time in Business" and "Experience" which I don't really have yet since I just acquired my first duplex and it isn't quite what I'm looking to invest in with 16 units+ (seems like a chicken and the egg problem): https://fitsmallbusiness.com/commercial-real-estate-loans/.
