Has anyone tried RentalGuage? I saw it shown at an event and it looked awesome. I'm an excel guy still but if I switch this would be the one I would try.

 Hi Rick, I live in Ottawa. Someone else above mentioned just buying something to get started, and I tend to agree. If you have the capital and the credit to pick a property and get it, go for it. The only two people you would want to start is a realtor - of which there are many around - and a mortgage broker. I would look for an investor focused realtor. My uncle is a Realtor in Russell, he has done a couple of flips himself and has helped both investors and retail buyers. Let me know if you want his name. I can also recommend a mortgage broker that I've loved working with. The lawyer and the rest can be found easily once you're running.

HVAC expert here! Yes, heat pumps are awesome and work very well (modern ones) in the NB climate. But you'll likely need backup heat to match building code - I just put in electric baseboard on top of my heat-pumps in a triplex in Sydney, NS. The NB government might rebate them for you as well, Tim! Send me a message if you'd like and I can help.

You could just write on a napkin "I offer to buy this property at ____ for $20,000" - but I would strongly suggest listening to @Chris Muller and paying someone to have a contract drawn up as a template. There is no registering offers or anything like that - but as soon as you sign it and hand it over it is legally binding. The person who you gave that napkin to could sign it and return it at any time in the future and you would be obligated to buy the property for $20,000, since you put no condition on the offer.

 You're sitting on a gold mine. Get it severed and mortgage free. Then you can go through a credit union or a custom builder for financing - even a bank.

I did it and I found zero benefit yet. 6 months or so. Stick to free chequing.

I agree with Jacob. But if not I'd pay a lawyer to (ideally edit something you found online) and negotiate a mortgage from her.
