Hi!

What are people's thoughts on investing in this market? I'm hesitant - should I be? If I'm a buy and hold multi-family investor, should I care about buying at the peak of the market (which I believe we're at) if my cash flow is acceptable? Prices seem to be insane in the northeast (NYC/Boston/Philly/DC). If I'm looking at comps to help with my decision making, but those comps are also inflated, shouldn't that give me pause?

operating under the assumption that there are no stupid questions :) - what does it mean to "get a direct link?" i was under the impression if you're not an agent or not using an agent, you can't get MLS access. is that not true? how can i get a direct link?

Are you guys using any resources to determine solid rental markets? Cesar, in your case as a NY agent, I assume you lean on the MLS. But are there any journals/resources out there a non-agent should be using to help in this regard? (and that's not to say that I won't someday need the services of an agent for help. i'm just starting out and trying to gather as much info. as possible)

I'm new to the real estate game and Bigger Pockets, and looking to Westchester as a potential honey pot for investments. Can anyone suggest communities in the county with strong rental markets for single family homes? Additionally, are you using any resources to help you determine strong rental markets in the NYC metropolitan area?
