Jay Hinrichs you certainly make some good points here. Do you have suggestions on markets and Tk providers that are in that next step up with comparable ROI? I was sent a property that is 40k with $675 rent.

@Nadine Lajoie @Marco Santarelli @Bill Manassero @Ali Boone and others,  thanks for the help and the offers.  I will take you up on them. What are some of the things I should look for when analyzing my first deal?  Being out of state I'd love to hear what the best resources are to be able to tell how my deal stacks up.

@Jay Hinrichs what should I be on the lookout for? At that price point, the home is paying for itself relatively quickly.  What factors can make them a bear?  I mean, I understand that if there are issues with vacancies, damage, etc, but sounds like there may be other factors that I'm not thinking of?

@Jay Hinrichs the price point he talks about is 40K+/- rehabbed.  Silverado is great...was in Tahoe this year but usually catch the 3rd of July fireworks...always a great show.

@Andrey Y. No, I have not looked into the other markets.  Just starting and there is so much info out there!  Do you have any contacts that you are working with in those markets?

I have had a call with Clayton and am working to line up a (our first investment besides holding onto our first home when we moved) property with him.  Had all the same questions as have been posted, and have come to pretty much the same conclusions.  He seems legitimate.  The market sounds like it is stable and favorable.  He is interested in cash deals.  With the popularity of the podcast and at a price point that many can work with, I'm sure they have more people wanting properties than are available. Will update when I have moved on.

If anyone has worked with other turnkey operations in Indianapolis, I would be interested in hearing about your experiences with them.

Hello BP Community!

My name is Chris Gerenser and I live in Napa, CA with my wife and three girls. We currently have one rental property, as we held onto the home we outgrew. We have been interested in acquiring more rental properties, but the cost of real estate in California is very high.

The high cost locally drove us to look into buy and hold investing out of area and that led me to Turnkey operations. This seems to be the best fit for my family since at this point we do not have the time to dedicate to developing a market and team ourselves. The first market we are looking into is Indianapolis with Clayton Morris. We have set up an LLC and are looking to do our first deal.

We would like to put a roadmap together to acquire SFR and potentially MFR over the next 5-10 years to grow passive income from rentals that are cash flow positive from the start. I have many questions that I will address in other threads, but if you have any input regarding this market or any tips for a new investor, I'd appreciate the information. Thanks!
