I would like to get some clarification on the process of working with Section 8 in New York. My partner has the idea of having section 8 tiny homes on his property to rack up some income. He wants me to reach out to others who maybe interested in working along side us. I hear horror stories about it all the time. He wants to place a tiny home HOA community on the property and feels this is the best way to make money off the land. Any thoughts? Experiences?

Update:  The land in Warren, NY already has set up for 60 RVs.  I reached out to social media and found an investor who wanted to place all 60 units on the property as a rent to own option for people who don't qualify for banks.  She asked me to get a list of all the interests of who wants to place a tiny home there.  I have a list of over 20 people who want to live there.  She thought the numbers are not enough, so she pulled out.  We are charging $500 a month for lot rent to cover taxes and utilities.  We are planning to split that between the investor and ourselves.  We own the property, so we would take care of all of that.  So, if 20 people live there, that is an extra $5000 a month already in your pocket.  We are looking for someone to place units onto the property.  I sell the units, I broke everything down with 60 units where there wad a 35% retail market.  If your interested I can personally message you with the details.

I'm looking for investors who are interested in a brand new development of container homes in Fulton, NY.  We are looking to place about 20  3 bedroom/2 units about 1,000 sq ft on city property that would have all utilities.  People are moving into the city with the new Micron moving to Liverpool (20 minutes away).  Business is booming in the area with technology jobs being offered.   I spoke to the mayor, he wants to give the developer the land that consists of almost 5 acres that the city owns.

Its been a little over a year.  How is everything going on the tiny home d?evelopment

I am starting a project with the land owner for a tiny home park in Warren, NY. I found tiny homes that would be perfect at $45,000 off the grid studio units, delivered and placed on property. Investors can resell the units or use them as Airbnb’s. The property is 251 acres with a driveway already placed on the property. We were using 18 acres of the property for tiny homes. We are also considering glamping as well. Warren is about 15 miles east of Utica and 1 hour West of Albany. Its an ideal place for snowmobiling, skiing, snowshoeing in the winter. It’s only 10 minutes from Herkimer Diamond mines as well. It’s close to the thruway for easy access. It’s also has two hand dug ponds and offers a historical background. The property was once Theadore Rooselvelt’s vacation home. Airbnb’s are going for $125 a weekday and $250 a weekend day. We would be charging $500 for each unit per month to take care of the unit and cleaning it out for each stay. We so far have a builder interested in placing one unit on the property for extra income and marketing purposes. Is there any investors who would be interested in placing a tiny home here?

super interested in the tiny home development.  Would love more information on this.

We are trying to bring up people from NYC who would enjoy coming in the summer.  During the school years, there is a local college, so we would market to college students as dorm rooms.  VRBOs during the summer could bring $125 a day to double that during the weekends.  There is a lot to do in the area and the owner works for UFC.  He wants to bring along a training camp on the property as well.

how many tiny homes total? What is the ROI. Population is pretty small in Herkimer.

We are trying to bring people from NYC who goes in the area frequently.  These are the people we are trying to market.  VRBOs start about $125 a day and more on weekends.  We are going to do all the marketing for our investors.  There is a lot of things in the area that people could do.  We would also like to market the college students as well during their time on campus.

We are looking for 10 investors who is willing to spend $10,000 each for a VRBO development of tiny homes in Herkimer, NY.  We acquired a lender who wants to help finance the whole development, but we need $100,000 of funds to start the development.
