For our PM company we always hold the tenants security until we do an inspection. Sometimes the owner will ask for pictures or sometimes not. I'll always update the owner on issues found and take it out of the security deposit before releasing it to the tenant. Sometimes we'll even hold a tenants security up to a few weeks until estimates of repairs are complete. You could possibly ask for an inspection a few times during the lease to catch more of these issues before the tenant leaves. I would say the PM company should be at fault since they didn't see the issues.

I agree on this I would prefer to rent to family's or group of students that would fill up the whole unit. The issue being that out of the 20 apartments only 2-3 are fully vacant and able to be listed as 4 bed 4 bath for a group, those haven't moved either.

Currently the ads aren't mentioning that the area is shared for a few reasons, one zillow doesn't post ads that have individual bedrooms for rent or the words about being shared. Normally I explain over the phone and mention the living room and kitchen is shared some don't mind and others do but yes we have gotten people calling thinking it is 1 bed 1 bath not shared. Utilities are handled by the owners up to a certain amount per month which is usually enough, wifi is included as well. Correct some of the units are rented but maybe 3/4 of the bedrooms are full. We have 2 completely vacant units 4 bed 4 bath that we are only going to rent to a family or group.

Currently we use a third party called show mojo I make the listing on there and it sends it to major real estate sites like realtor, zillow, and a few others to be listed. I get leads from people who view the pages and send email/ call seeing if their interested. We also have the listing on our website for previous tenants or word of mouth. Outside the complexes we have signs that give our website and number. I'm going to start posting on local college rental facebook groups but that's most of our marketing for tenants.

I agree on that, the issue is that's how the company was renting when I got here, many of our units have 2-3 out of the 4 bedrooms rented already so it's hard to start renting to all students or friend groups only. For the fully vacant units we have I have them listed for a group or family that would like 4 b 4 b and they haven't moved.

I like this idea. Our company however uses a system that advertises on all the major rental or real estate platforms and the tenant can schedule a showing or send an email through that. I may try making a facebook for our company and contacting via that but how do you find private groups for the area your in to rent too.

Another thing I have found is key for college students is finding where THEY are looking for rooms. Private Facebook groups kill it with students in my market, while Zillow advertisements sit.

Also make sure you're speaking students language. My students would rather die than make a phone call, so I communicate via text, and Facebook messenger. At the signing of every lease I create a group chat text message with all students at the property so I can easily send notifications toeveryone, and they can see that their roommate already told me about the broken dishwasher.

I currently manage units near large Universities like UF and Santa Fe area. For the past month or two getting the units rented have been very difficult. Most the units are 4 b 4b or 4 b 2 b. We rent each bedroom out and the tenants have a shared living room and kitchen area. We do have a few units that we have listed for family or groups. Most of the people interested seem to turn away once they hear it's shared but haven't had issues like this in the past. We're getting 15-25 views a week online for the units yet no one follows through or wants to do a showing. I would say we do have our prices pretty low sometimes lower then other competitors. If any one else is having these issues or any comments or help to this I'd appreciate it. Currently only about 65% our bedrooms units are occupied. 

I work for small property management company and total of about 3 employees. When a tenant puts in a work order I like to let the owner of the property know there is an issue and I’ll fix it that way they know where their money is going. My boss doesn’t like contacting owners and would prefer them to find out later or not know. Is there any good answer for this, I think staying in touch with owners is a good thing but I can understand some owners hired us so they wouldn’t have to deal with these issues. 

@Brett G. since we’re renting to really whoever and not strictly students it’s more random on the calendar. Some the apartments are all students while some have adults or groups of construction workers in them. I like the idea of the groups but it seems to take longer to rent as there are a lot of nicer newer apartments doing that for only few hundred more a month. I was thinking of an incentive of some sort but the boss is pretty cheap and doesn’t like ideas like that.

Covid seemed to affect us beginning of 2021 but not so much now. It’s weird bc it’s a mix of student housing but normal adults or anyone can rent them out as well. I have posted on most apartment websites for that area and done QR code’s around some of the campuses on bulletin boards. Many leases are ending this December and January and most were groups of construction workers or students. Seems like I’m chasing most the leads rather then them coming to us lately.
