I need to transfer CAD/USD, I've used OFX.com (used to be canadianforex?) in the past but it's been awhile and I wonder if any users have researched and have a better option.

I've heard that a 'good' financed cashflow for multi-family is $150-$200 per door, but I'm no expert.

@Christopher J Lemmon  Thanks for the tips, I was wondering what a good repair rule of thumb is.  The deal was in Raytown, but looks like someone already snapped it up unfortunately.  I've never been to MO, I would fly down if I was doing rehab, do you think it's necessary if it's ostensibly rent-ready?

I'd appreciate any feedback on my deal calculations, it seems pretty good to me:

$219,000, Financing 30% 7 @ 5.14

6 beds 4 baths 2,560 sqft

2 Units

Crime is low, schools are not great (2,3,2)

1st Year:

Gross Income: $1095 * 2 = $26280

Vacancy(7%):  -$1840

Tax: -$13795

Insurance(.7%): -$1533

Repairs(1%): -$2190

PM(8%): -$1955

CapEx(1%): -$2190

NOI: $12777

Mortgage: -$10033

Total Cash: $2744 ($229 / month)

Cash/Cash Return: %3.88

Slightly off topic - but the future of interest rates is an interesting question, there seems to be pressure upward but our (Canada and US) governments will be in a truly terrible position if they actually climb much higher , so what will happen?:
