Having a hard time finding lenders willing to do cash out refi on rental properties in zanesville ohio area.

I had 1 willing to do it until I informed them the property was only worth around 60k.

Is it normal for lender to require rental properties to be in an llc before lending on them?

Also is it normal for lender to ask what the money is going to be used for and if you say other property is it normal for them.to want the info on potential properties??
