@John Morgan I’m going through the same thing. My wife refused to come to the closing on my first sfr because she said it conflicted with her hair appt. I rescheduled the closing and she came to it complaining non-stop. I did everything I could to make her comfortable with it. Even my sister-in-law, who is a real estate attorney, said it was good. I’m now buying a 4 unit, 6 bed student apartment and she’s still not convinced. But she’s tight with money. She could swallow a quarter and poop a nickel :)

@Mike Moreland I think I like that feature also. I’m closing on a property that will be student rentals and that’s a great system for me.

@Adam Franco - The BiggerPockets forms are all Ive found so far. I looked at the forms that Andrew mentioned above (EZLandlord) and they look like they'd work also. I was going to check with the attorney that handled my closing to see if they had anything as well.

Jumping into the game a little late... I live in Asheville, work in Lenoir and I’m looking to invest in western, NC. I’m closing on my first buy and hold tonight and looking for my second. Feel free to contact me!

Does cozy have a smartphone app for landlords?
Quandra, from another rookie, in NC you have a due diligence period of 30 days from your contract date to change your offer or back out altogether. I used that period on my first deal (and all future desks) to get all my inspections and was able to bring the seller back to the table and negotiate a better deal because of it.

I'm closing on my first buy and hold next week. I was wondering if anyone has rental contracts that are specific or usable in North Carolina?  Also, beyond the rental contract, what paperwork do all of you have renters sign? Thanks in advance!

I asked. He went through the entire loan process and fees with me.  I was (naively) comfortable at the end of the conversation but didn't get out of anything :) (so much for my negotiating tactics). It was fun though and I learned a little bit. What did surprise me is that he will ask the same amounts for each loan I have with him. I thought Id get a break after 50 or so (sarcasm).
