This sounds like cosigning to me which is a huge red flag.

Hi, 

I've been reading learning about investing with stocks and real estate for over a year. I'm from Northridge/Granada Hills, CA. My main goal is cash flow and money growth. After missing out on real estate deals these past years(since 2013) and not being able to find a rental property in my neighborhood for the last 6 months, I've decided to fund a studio attached home in my parents house. My father has been a landlord from the 90's and 2000's. I'm paying cash for the construction and will generate possibly 2% and share profits with him. In the long run this will secure his retirement. I'm excited about this journey and hoping to invest in Las Vegas in the future!

Welcome I'm new here as well and live in The Valley. Best advice I have is cash flow as much possible from properties and keep buying Until you reach your goals. Congrats on your buy!

@Hugo Luna I'm by Woodland Hills and know the area and most of SFV. I went to Taft HS for a summer. If you bought a SFR I'd hold it and rent it. How many bedrooms and bath is it? I know a 1 bedroom/1bath can go for $1400-$2000 in Woodland Hills. It's a hot area due to the new mall, metro and access to freeway. I'm new to investing but not new to The Valley. Congrats on the buy!

I have lived in the San Fernando Valley all my life and went to school in the woodland hills area. I am new to investing but very familiar with Woodland Hills. Over the years the area has been exploding due to development. It's a highly desirable area due to freeway access, public transportation access, restaurants and the expansion of the mall. Currently there are more high end apartments and commercial shops to be constructed. LA voted yes on expanding public transportation which will mean the area will be more accessible(not that it isn't now) The school's are highly desirable in the area like West Hills which drive the prices up.
