Yes I am in Lehigh valley. One property in Easton and the other in Allentown. I reached out to Embassy and their terms look great but I have been waiting weeks for them to get back to me. I hope I can use them but it is driving me crazy waiting so long. I am trying to get another bank lined up in case they can't do what I need to get done. Their commercial loan terms look really good, 25 year am, 7 year fixed with no pre payment fees or balloon.

The properties are owned by my LLC so it will have to be a commercial loan.

I am trying to find a bank or credit union that will do a cash out refi on a house purchased less than a year ago. Every bank I have contacted will only lend on purchase price and not appraised value. I have two properties that I am trying to refinance right now. If anyone has any recommendations please let me know! Thank you!

Easton has been tough this year. Last year we bought a few but not having much luck this year. Closing on an off market deal Friday and there is finally a few decent looking properties on the mls. Are you guys buying single family? West ward?
There are a ton of properties on the market in Allentown right now. Good luck!
I have one unit in Allentown and a few in Easton. Allentown seems like a pretty hot rental market I was able to rent my 3 bedroom in a week or so with no issue. Taxes are low. Some areas are pretty rough but I am by no means an expert on Allentown. Easton is great but very little inventory right now

There is a listing in Easton right now 6 units for 375k on south side. I believe it is a 4 unit building and a duplex on the same property on one deed. I believe the address is 216 west Madison. Right now we invest in single family in Easton and don’t quite have the capital to make a big jump into a place like that yet. Hopefully soon though!

Yes I’ve been a few times in macungie. A little far for me but a much better space. No time constraints like at Keller Williams.

You should go to the rei meetup in macungie on Tuesday. Garrett Rhodes does a great job, this weeks topic is private lending. I live in Williams township and invest in Easton right now.
