Congrats as well.  I too really like Forest Park.  Currently have a duplex that we purchased out of foreclosure less than 90 days ago and have rented out already.  As you said, opportunities not as easy to come by in the area, but always looking for the right opportunity.  We have struggled a bit with rehab costs on this project.  I guess that's to be somewhat expected with most of the homes in the area 80+ years old.  Would love to hear if you have found some local contractors that you would recommend.  Do you handle the property management yourself?

The wording from the inspection is "1st floor spiral stair to basement must be removed.  1st floor can be duplexed with code compliant stair.  Basement not approved as 3rd unit.  Legal non-conforming 2 unit in R-1."  So this has to do with the zoning of the location of the duplex and them being unwilling to accept it being a 3 unit building vs 2 unit building.  (I guess)  Would you still recommend the same approach with this additional information?  Thanks for your input.

Recently purchased a multi-family duplex down (foreclosed property) that has a basement unit that sets up perfectly for a one bedroom one bath rental unit.  There is common stairway access to the unit, and considering adding an egress window to make it compliant.  However, the city inspected the property (prior to close) and specifically called out the basement as not approved for rental.  Should I put the brakes on trying to set this space up as an additional unit?  Need to make some quick decisions on rehab costs and don't want to spend any money down there if it has no chance.  Thanks
