I talked to a person from there. I asked about cap rates and whether i could look over their inventory and pick my property. Guy said no. He mentioned COC 14% and cap rate of 7%, which to me is too low.

I also wanted property under LLC not my name and he insisted i could not do that had to go through fannie mae. I don't think i can use them.

Ok, i saw their website and it sounds good. What i want to know, is what kind of cap rate and COC return can i expect in my pocket?

It looks like the properties i saw recently marketed by Philly home properties were in high crime areas. Check out trulia with the addresses

@Jay Hinrichs Regarding your turn-key review site. Why is every ratting 4 or 5?  Makes me wonder how useful this site is.

I am not a lawyer but read something about asset protection.  All that i read said that trying to shield assets after an incident will be considered a fraudulent conveyance and will be nullified by any court.

Hey, a guy ran a stop sign and hit my car when i was 17 and penniless.  I got a lawsuit for half a million, and though it got thrown out i was terrified until then.  The guy was a scumbag and 30 years later i can still recite his full name and address.  I hope he is burning in hell now.

Bottom line, people are moochers, that is why the country is screwed. I don't want any chance of getting sued, would rather be a passive investor and risk what i put in only. Is there any way i can do that using an LLC?
