I have been investing in the Little Rock area, specifically Sherwood/NLR, for about 18 months now. I have closed on 3 SFH in the area and both the cash flow and appreciation have been very solid. I'm a Realtor here in the area and specialize in working with investors and military members. Let me know if you decide to pursue purchasing in the area and I'll work to help you build that portfolio.

@Chris Dye Eagle bank is relatively a small bank and very conservative, I tried reading out to them a few times and had no luck. they come across as a bank that wants to do business only with people who are based in Central AR.

Yes, Eagle Bank is small (10-15 locations) and I do not personally bank there or deal with anyone other than my broker. I purchased my first property in Central AR 14 months ago while living in the UK so I have to disagree with you there. My main takeaway is that Morgan (903) 806-8565 is the absolute best to work with in this area. I guarantee you if you call her, you'll see what I mean. Cheers!

I'm a local investor in the Little Rock area and have the absolute best mortgage broker in Morgan McCown of Eagle Bank Mortgage. I haven't refinanced anything through her yet but if you're looking to keep it local, I highly recommend reaching out to her. Her work ethic and knowledge are outstanding and If she can't get you what you're looking for she will point you in contact with someone who can help you out. I've closed 2 properties with her this year with 2 others under contract, all through Morgan. She is seriously the best at what she does.

I currently live in Sherwood, AR (72120) and the potential for growth in this area, NLR, SWLR, and Cabot are amazing. I just bought my second rental property with plans to scale 2-4 more doors in 2022, all single family homes. I like Cabot for the school district and the large population of military families. I'm Active Duty Air Force and Cabot is where I was recommended by everyone to buy/rent when I arrived in this area last year. Cabot is not without a downside as it is 30-45 minutes north of Little Rock. All of my rentals will be in NLR and Sherwood. I love the convenience of these areas to the highways and interstates, shops, restaurants, etc. My broker is also an investor and her name is Nicole Nark, owner of HomeWay Realty (https://narkhomes.com). Hello all, 

I am new to the community and searched through the forums for plug-and-play property management spreadsheets with no luck. I just purchased my first LT rental with plans to scale to six properties over the next 15 months and I would like something simple (free) to track everything associated with each property property. Does anyone have a spreadsheet or database they would like to share with the community? I would hate to recreate the wheel if someone out there has a viable product.
