It's not a credit union or local bank but Old National Bank might be a good option. Wisconsin River Bank may also be an option depending on where you are buying.  (WRB only lends within 50 miles of a branch location I believe.) 

Waterstone, Tri City National, Marathon, Bank First, Summit CU..I've worked with all of these banks and all provide competitive terms. 

I agree with Jeremy---just call because they change all the time but Landmark, Summit and Educator's are the top credit unions although I think they only lend locally.....also try State Bank of Chilton, First Federal, Waterstone and US Bank but there are a ton of brokers that are used successfully as well....F-Street Lending also offers 30 yr fixed for investments. 

@Chris Diaz, I'd rather not speak on either company's behalf since I don't work for them and it's a policy that could change with time. What I can say for certain is that I've had positive user experiences at both Landmark & Summit, both as the client and as an agent assisting a client. Just give them a quick call to verify before spending too much time doing online research.

Just a heads up, many of the local CU's only work with in-state investors. I've had a number of OOS clients have to pivot back to traditional banks because the CU's weren't super friendly. I second the Landmark and Summit recommendations. UW-CU and Educator's-CU are other good options. Marine-CU tends to have higher rates, but more flexible lending standards.

I would start by looking at UW Credit Union, Landmark CU, and Summit Credit Union. Just know that you're probably looking at 45 days to close through a credit union.

How exciting! I am a realtor and investor in Madison, WI. Milwaukee is a great area to invest. Depending on the area you are looking in there can be opportunity to find something that cash flows nicely or properties that will build equity quickly.  Good luck!
