What do you do to screen your tenants?  I might be renting to grad students, so I'm not sure if income based would really work for them

I'm already through the numbers, and the condo association does allow rentals. Rent should bring in $1000-$1150 and my costs (mortgage HOA and taxes) come to about 550-600.

My questions are more around the process of finding a tenant and the legal aspects of the lease and the mechanics once I find a tenant.  Sign a lease, deposit, move in, etc.  What are some of the nuances with that process?

I recently considered moving to Orlando and I was looking close to Disney and noticed that many of the condos/townhouses the area were relatively cheap.  I imagine rent (long term and vacation rental) is also high compared to some of the prices.  Just wondering if anyone out there invests there knows more about some of the returns people are getting on these types of properties!

I currently live in a condo downtown in Pittsburgh and I plan on moving this summer and renting out my current place.  I have all the numbers worked out and I decided Im definitely going to do it. Problem is, Im not sure where to start.  I know I need a lease and a rental agreement, application, etc.  I plan to advertise on Craigslist.  So at this point, where do I start? Where do I find a good lease document to start off with? Any overall advice on getting started?
