This isn’t really a question for the podcast but more for bigger pockets. There are tabs to find real estate agents, lenders, contractors, and even insurance providers but not property managers. I feel like this would be a great additional service for the website seeing as a good property manager, especially one who also invests, can be extremely valuable to your team. 

A property manager can make or break a good investment and is one of the most important pieces going forward in investing. I think there should be a search tab for them as well.

Does anyone have experience with sub to deals in Oregon? I have a sweet off market deal where the owner has about $200,000 in equity but owes $208,000 on their current mortgage. The numbers pencil out great with creative finance if I was able to pay the current mortgage and monthly payments on the equity the owner has.

I know the due on sale clause is the biggest concern when transferring title but keeping the mortgage debt in the owners name. Any advice on how to make this deal work would be greatly appreciated.

Also, if it makes a difference the seller is my mom.

Very nice. I’m definitely ready to get started. The landlord tenant laws in Oregon are just ridiculous here. I’m also hoping to find some properties when I move to Arizona but the market there has sky rocketed over the last year

My name is Chris and I am a new investor who is looking to buy my first of many rental properties. I live in Oregon but have no interest in investing in this state with the way the landlord tenant laws are here. 

I am primarily looking at Birmingham and the surrounding areas: Hoover, Homewood, Vestavia Hills, Mountain Brook, Meadow Brook, and Shelby County. I'm also looking at the Huntsville and Madison. I'm also open to areas like Tuscaloosa, Auburn, Fairhope, Mobile and Baldwin County.

I'm continuing to learn more about the areas and want to start talking to people there so I can get an even better grasp on the area. It's time for me to start "taking action" and make my investing goals a reality. If you invest in Alabama I'd love to hear about your experience and what your portfolio looks like in those areas!

Thanks for the replies. I’ve been doing more research in the Birmingham suburb areas. Places like Hoover, Homewood, Vestavia Hills, Mountain Brook, and Meadowbrook seem appealing. From what I’ve heard they have higher income in better schools.

Currently I live in Oregon and there’s no way I’m going to invest here. Houses are outrageously expensive, property taxes are very high, and the landlord tenant laws in the state are so pro tenant it’s unreal.

How are you liking Gary, IN and Birmingham, AL? I looking to buy my first property and am in a toss up between those 2 markets.
