Hi BP Community. I'm asking for some advise on next steps. I signed with some new tenants who have had some bad luck recently. They don't have the security deposit and are now saying that they won't have all the rent until the Friday after they move in (3 days later). The father was hospitalized (they said) and wasn't working for 2 weeks, and had car issues. They also said their current place has already been rented. I have never been in this situation before here in Maine. Any advice is much appreciated. Sincerely, Chris in Maine

That is a great idea and certainly something I have been thinking about in the future. Thank you for the info about Wegowise. It seems like an interesting service for sure. I'm developing more of a property management app with utility tracking as the first of many features. My goal is to keep it as simple to use as possible, and allow users to get deeper and more complicated as they choose. I'm targeting the first quarter for a beta release. -Chris

Thanks for the feedback Nick. I tried Buildium and felt like you do about the software. My approach is to keep it simple. Are there any features that you MUST have to manage your properties? 

My initial offering will include property and tenant information, and utility usage tracking. Soon after that there will be a maintenance scheduling and tracking piece (allowing you to schedule anything (also some tasks that remind you to switch out toilet wax rings every so often, clean dryer from lint (fire hazard after a few years), etc.).

Im in the process of building an online property management application and would like to know if there are any issues you are having with any software you are using. If there is anything that would make your life easier, work more efficiently, or take care of an issue that isn't offered with your current software, I would love to know about it.

I have been a landlord for over 9 years really love everything about it. In running my own properties I have always wanted to track building usage information (oil, electric, sewer, water) in order to further optimize performance and save on utility costs. This is the first feature being built, and would like to focus on solving any other problems you are experiencing.
