So More of the context is the rent has been 850 a month and other places around here with the same setup rent for around 15-1600 and I'm wanting to raise to 1300 the "need" is that as of right now I am not cash flowing really at all because property taxes have gone up and there is work that needs to be done on the house.

 so the Current rent is 850 and most places that are 2/2 homes are 1600 here. 

 @Nathan Gesner Thank you For your input, is the Market rent just the Average rent for the area? ( if so how large of a area do you account for?) 

If you have a great Tenant, but need to raise rent by $450 and they are unable to come up with it do you negotiate rent to keep them, and ask them what they can pay or did you looks for new tenants who can pay the increased rent? 

Is there going to be a meet up in October?
