Maybe that is how your brain works by thinking the worst of people's intentions. I like to think someone has better intentions, instead of dumping on someone asking for a hand. But hey if you like to live life that way, you keep doing you, good buddy.

Good morning, I am looking for any brokers in the Dekalb, Il area. Can anyone help with some introductions? Thank you!

@Will Gaston that is the same thing I have heard, "you make your money on the buy, not the sell". So I am having a hard time getting past that in my mind since I've focused more on flips where the buy price is everything. 

@Mack Benson  This is first time getting into LTH so trying to learn as much as possible to make a good decision on what are the best metrics and goals to focus on.  

Can you put the home in an LLC? If so, the LLC would have an agent/manager who could hold the role of "owner" (even if it is you are your partner), thereby giving you a semi-layer/cloak who can be the theoretical bad guy if needed.

Alternatively, have you researched if you could afford a property manager so you do have that real actual layer between you and the tenants?

Can a case be made for buying a rental property (in good condition, i.e minimal repairs needed, at near market value prices with a qualified renter on a current lease, or is this generally something LTH investors will stay away from?
