Looking for any suggestions on good title companies to work with in and around Fairfield County for Real Estate Investing. Does anyone have any suggestions?

Currently looking to purchase a primary residence out of state to house hack. Unfortunately, the lenders we have talked to say we need a letter of approval from my employer stating that I am a remote worker in order to purchase a primary residence out of state. As I'm in an industry that will be returning to the office soon, I don't see my employer approving this. We have talked about purchasing the property as a second home, but would like to avoid that if possible as the down payment is higher and the rental strategies are different.

Does anyone have any advice/experience with this or anyway around this situation?

Can you invest in Real Estate Using 401k/self directed IRA's? Have $130k in former company's 401k fund that was looking to use on Brrr. Thoughts?

Hello Everyone, my brother and I are new to real estate investing and we are in the process of analyzing deals. This is one of the first deals we have analyzed and would love some feedback and any advice on how to sharpen our analysis.
