@Crystal Smith. Thanks for the link! I’ll check it out. By the way, I never hear Omaha mentioned as a good market for beginner investors. Any idea why? From what I can tell, many houses meet the 1% rule.

Hi. First time posting. I’m looking for some guidance whittling down a market to focus on.

My goal is cash flow for retirement, 30 years from now.

I am risk adverse and don’t want a lot of hassle and upkeep.

My budget is $200,000.

Where would you look?

Places I have “people” include Austin, Houston, El Paso, Chicago, Omaha (4 hours from Kansas City).
