Hello….I am looking for ideas on software or any other options for building a pro forma for possible cash partners within my business plan. Need something simple, elegant and easy to understand for taking an assumed set of properties, purchase price, cash needed, rehab or not, CoC return, and long term returns, short and long-term rentals.

Hoping to find something a little more elegant and streamlined than BP calculators.

Hello BP Members.....my partner and I are branching into a commercial office space with our business as one of the tenants. We have an investor/partner looking to provide cash for the deal, most likely 25-30% of the purchase price. We will manage the property. We are looking for best practice scenarios of a general partnership split for the building. I am inclined to go in the direction of 50% cash provider and 50% to us to split. Again, we will manage the property and additional tenants. I look forward to hearing your best practice ideas.

When I read the exam part I was not thinking about an investor taking a the series exams to become accredited. My mind immediately went to the number of people who already have those certifications can now be considered for a private placement. This has the potential to open the door for financial advisors who previously would not have looked twice at a syndication. Now there could be a financial incentive for them to become knowledgeable in the subject which could only help increase the potential investor pool.

I understand. Makes sense. Most experienced advisors use those private placement products as a piece of an overall strategy for some clients. Most of the mid to large size firms have a rigorous process for all investment securities to be approved and used with their platform, especially the case with private placements. You may be right that it could generate more interest overall.

Hello Fellow Forum Members.......My partner and I are considering purchasing an office condo for a separate business entity we own. There will be an instant lease in place from our other entity. The separate entity is currently leasing space.

We need some guidance on valuing the property in order to generate numbers for an offer to the seller. Are there any members out there who have some experience in commercial and would be willing to give us some guidance and pitfalls to consider? 

I appreciate any help you can provide.
