Properties are a fully priced these days, but there are still deals to be unearthed.

The vacancy rates I was alluding to were actually Charlottetown! When my girlfriend purchased her house two years ago, comp rents were in the 500 per room range, which is what she's charging her tenants. However, comp rents in the neighbourhood have increased to closer to 600-650 per room since. It's an interesting market to follow! 

I love Fredericton, however. I've lived here for three years and have enjoyed it immensely.

Hey everyone!

My name's Chris, and along with my girlfriend Emily, we're relatively new real estate investors located on the east coast of Canada! We fell into it kind of accidentally after Emily bought a house to live in while she went to university, and rented out the other rooms to her friends to pay the mortgage. She only ever charged her friends just enough to break even each month, and the original plan was just to sell it when she was done. 

Fast forward, and that plan has changed dramatically. We both fell in love with the idea of investing in real estate long term. Not only does the house have lots of cash flow potential, it's located in a market experiencing historically low vacancy rates, and what's being described as a "rental crisis". We've decided to relocate full time to PEI, and work towards buying the next property.

The first thing I did was buy Brandon Turner's Book on Rental Property Investing, and subscribe to the Bigger Pockets podcast. I'm looking forward to being a part of this community and hopefully being able to provide even more value than I receive.
