@Aaron Smith

Was currently looking at land academy. Was curious how your experience has been?

Thanks!

@Dave Malone

Appreciate the article links - very good insight. My wife and I just moved to Nashville and are looking at the surrounding areas to pick up our first investment property.

What types of properties are you buying in Chattanooga?

@Carly Radzimanowski

Are you still buying in Clarksville? My wife and I just moved to Nashville, and were looking to buy our first rental property this year and were considering Clarksville.

How has the market been recently? Any insights you could share would be great.

@Mark Gliebe

Thanks! We are currently living in East Nashville, not far from 5 points and I work downtown near Music Row.

I appreciate the insights on the different areas and markets - I will definitely take a look at those.

@Mark Gliebe My wife and I just moved to Nashville from Chicago in January, and are looking to buy our first rental property this year.

You mentioned that you think there are still some submarkets and neighborhoods within Nashville that have great opportunities. Would you mind sharing which submarkets and neighborhoods you were referring to?

We would be more focused on the long-term buy and hold and avoiding STR.

Thanks @Jason G. - I didn't know that about Home Union so appreciate the insight. We are thinking also thinking the same in terms of rehab, especially to start.

Good luck  with the two new properties.

@Jason G. - really appreciate the detailed review of your experience with Roofstock so far!

My wife and I are starting to look at buying our first rental property, and I had been looking at Roofstock, Home Union and Memphis Invest which I know you said you looked at as well. I was just curious if there was something in particular that led you to purchase a second property from Roofstock instead of Home Union or Memphis Invest.

Congrats on the purchases - love the mentality of saving your bonuses, refunds, etc to buy rental properties.

Thanks @James Wise.

I completely agree that you get what you pay for, I was just more worried it would be tough to cash flow with the higher purchase prices and higher taxes.

I will definitely check out your guide to Cleveland Neighborhoods. Appreciate the advice!
