I grew up in Wauwatosa and, while I do not have any properties in the Milwaukee area today, both of my sons are just getting into investing there (purchased a duplex this spring), as well as working in property management.  For higher end tenants and quality properties look into the Riverwest area and points east.

The primary one I am looking at right now is very small.  Two mobile homes to each tank.  The whole system was replaced just a few years ago.  The other park the system is much older and I am still gathering data on that.  Having owned my own septic system in the past I am familiar with the 3 year requirement and confirmed that the smaller park is meeting this, as well as cleaning filters and inspecting their system twice per year.

I am also in the area and happy to connect.  I own and flip mostly in the Baraboo market, but do have a duplex in Marshfield and travel central Wisconsin very regularly.  Been in the RE business for 15 years and do a lot of my own work.

Thanks for the advice.  I'm familiar with the perk issues and have not come across a park providing natural gas pipes but good to watch for.

I've been evaluating a couple of mobile home parks for sale near me, both with well and septic, both a couple miles outside of the nearest municipality.  Financials look very good (cap rates ranging from 12 -16%) and I'm OK with further evaluating those, but have concerns about aging infrastructure.  I have first-hand experience with well and septic systems for a private residence and know that there are requirements in my state to have them pumped periodically, but am curious about the tests that a MH park might have to endure.  Does the EPA or a similar state (Wisconsin) governmental entity test and report on private sewage systems like these?

Hello all:

My name is Chris Bruni and I'm new to Bigger Pockets, but not new to real estate investing.  I have been a small-time investor and owner for the past 15 years, but have recently started to ramp up my portfolio.  I am located in Baraboo, Wisconsin just under an hour north of Madison, Wisconsin.  My first deals were here, but I now have property to the north and am about to acquire my first properties in northern Illinois.

I enjoy the rehabilitation of depressed real estate (like therapy for me - seriously!) and have been mostly in the buy and hold (rent) mindset from the beginning.  Today I own 8 units and am about to close on 7 more in the next 30 days.  All of my properties are single family homes or duplexes, but I would be interested in expanding that for the right opportunity.

I do all the management and virtually all of the rehab work myself.  I am blessed to have a father who taught me a lot about rehab work growing up and he still works with me today (he's in his 80s).  I have two adult sons who are also getting into this work and I have worked with them on different projects over the past few years (got em started on roofing work when they were still single digits in age).

I look forward to learning from others on this sight and to providing any insights I can along the way.
