I'm interested in purchasing a property for use as an STR in the Newport/Covington KY area. I understand there are rules in place regarding STRs, so I'd like to find a realtor that is familiar with the rules, codes and laws that can guide me.

I've read that you can do it with Airbnb with a parent listing. However I'm also using VRBO and I'd like to accommodate direct bookings if possible. I read on another forum that OwnerRez has settings for this. I'm hoping to get some first hand experience on best practices to implement this succesfully.

I have a successful 3 bedroom STR in the Blue Ridge Mountains in Virginia. I just purchased a 6 bedroom across the street and I'd like to end up with three listings:

-9 Bedroom (both properties)

-3 Bedroom (original property)

-6 Bedroom (new property)

I'm looking for tips from anyone that has successfully done this. What does your "Jumbo" listing look like? Do you have different settings than the individual listings ie longer minimum stay, etc? What do you use to manage the calendars to ensure that if the jumbo listing is rented both individual listings are blocked?

Any other helpful tips?
