Thanks this is helpful. I spoke with the owner who said they got the property by doing a Right to Redemption foreclosure. Therefore could only do a quit claim deed transaction. Not sure of that process. 
I did end up passing on this but it’s good to learn and be more knowledgeable in the future to protect our investment but find opportunities. Thanks!

Greetings,
I'm a first-time investor working to go from 0-1 deals! I'm looking at a potential off market deal on FB marketplace. I'm unsure how to identify the property is ligament or fake post. I reached out to an individual selling a home for 45k, cash only. I like to do a BRRRR and flip it.

They are willing to give the lock box code after I have sent over a photo ID.  But claim they live 2 hours away and won't be present to show it.

If we want to move forward, then he will quit claim deed it over at the courthouse.  
Is this how it's normally done for off-market deals?  Any suggestions?

South Atlanta is a bit vague. South in-town Atlanta neighborhoods such as Oakland City, Sylvan Hills, and Adair Park vastly differ from I-285 south markets such as Riverdale, Forest Park, and Morrow. To further address, those markets differ from areas near the airport, such as East Point, College Park, and Hapeville. Which South Atlanta markets are you referring to? Moreover, what investment strategy are you looking to implement?  


 I'm located near McDonough.  I'm still fairly new to Atlanta.  So southern part of metro Atlanta down to Forsyth area.  Is the area I'm interested in investing.
