Now in my neighborhood, if a child at the bus stop had a gun, and an adult knew about it, the adult would call 911 and report it, and let the Patrol Officers end the situation for the safety of others, vs breaking the lease and moving away.

The Police will end it, and when it's done they will be holding that gun--as evidence.

Does she have no Cellular Phone--to let the fingers do the walking--911(???)

1-Adam-12 boy at the bus stop with a gun, Mothers and children afraid and in DANGER, code 3.

Can you imagine how many Patrol Cars would light up and swarm down on the bus stop and solve that problem.

 I've suggested she call the police and she absolutely refuses to do so, she is afraid they will retaliate on her and her family

Good Morning! 

I have a quick questions and wanted to see if anyone has encountered this before. I have a Section 8 tenant who moved into one of my properties about 4 months ago. She has been an amazing tenant and I really enjoy working with her. She has been complaining about the area, and finally told me today that she wants to move out of the home because she is afraid of the area, and walking her daughters to the bus stop there are kids with guns, and there are shootings in the area every so often (this is a poverty stricken area, so I understand her concerns)


She wants to break her lease and move out early (she signed a year lease and also gave me a $1,100 deposit) Should I require her to wait until we find a new tenant? Give me 30 days notice and then vacate? Return her deposit? Etc. Any advice on this matter would be greatly helpful! Thanks

Hey All! I have 7 rental properties, all section 8. Overall my tenants are really great, but sometimes they tend to ask me to do things that I find a little unreasonable. Id there is a legitimate problem (such as the AC or hot water heater not working) I send a contractor immediately, but how do you handle when tenants ask you for things that are not really necessary?

For example, I have a tenant who wants me to build her fence higher because she is afraid of neighborhood kids jumping her fence and taking her stuff. There is nothing wrong with her current fence, it is a 6 foot privacy fence, she just wants a taller fence. How would yall handle this request?

Hey everyone! Thanks for your responses! I wanted to add a few things, I am for sure getting negative cash flow, in fact I sometimes have to pull money out of other accounts just to pay for rental repairs. I should be cash flowing $2,500 a month since January, but I currently have $0 in the rentals account. There are major repairs every single month that I have to pay for. I wonder if I am just having bad luck these last few months, or getting screwed by my contractors? I've had to replace 3 out of 5 roofs this year. Sometimes all 5 rentals need repairs at the same time, making my contractor run all over the place. Is this normal, or am I just having a bad year?

Hello fellow landlords! I have 5 rental properties, and all of my tenants have been good so far. My tenants use section 8, so all rents are paid on time and usually have minimal issues.

My questions is, I am becoming frustrated because I have purchased these 5 rentals over the last 3 years, but I have nothing to show for it. I cash flow about $500 per property, so I should be seeing $2,500 profit per month. The problem is, the repairs and maintenance I am making to the properties is eating all of my profits. Every month something breaks and someone needs a new water heater, new stove, new roof, the list goes on and on. Not to mention paying someone for labor. I have made no profit at all in these last 3 years, in fact I often have to pull money from other accounts to pay for the repairs needed.  Am I doing something wrong? Am I too nice of a landlord?
