Pretend you're starting over. Comb your financials and produce your best number. Find a reputable, experienced lender who can give you an instant read once he has your inancials. Banks are paranoid about debt to income ratios, and I can't find an insurer for a rental. The environment is crowded with BAD "contractors". I once had chats with a seasoned GC and it set me straight about a lot of my nightmares==that they are today's realities ...

Thank you, Jane. I'm pretty much starting over right now, and I'm going to be spending a lot more time on BP. This last year was an exercise in "what not to do" LOL!

Hi, I’m a new investor. I own two properties, one my mom lives in and the other, my ex wife lives in. In addition, I’m finishing a flip with the 3rd contractor I’ve hired to complete it. Long story short, it hasn’t gone great so far, and I’m in need of guidance and mentorship. I want to keep going with real estate, but I’m unsure of where or who to turn to for advice, and I’m not sure if I trust my “team” now.
