Thomas here. Pleasure to be acquainted. I am an REI based out of Utah but operate in multiple states. I am currently building a portfolio of LTR up in Louisville, KY... and a few other cities out in that area of the country. Have a few PML's I am working with but could use one more.

My mother just retired out that way... so it makes sense for me to go there next. Most SFR homes are $60-125k. Multi-Family up to $200.

Residential Appraiser for 10 years. Family of home builders on both sides. Been a landlord for over 20 years now. Flipped a dozen or so homes, solo and in a partnership.
