@Kevin S. Thank you for reaching out, I was budgeting for property management for later down the line. If i ever decided to move out and let that one be the non owner occupied rental. I would be managing myself. I'm getting a feel for the numbers being pretty new. All of this insight really helps. I'm a veteran as well, so I'm gonna check out the VA loan and what they can do.

@Brittany Kuschel thank you for that. I really wasn't expecting to find anyone in my area. I'm new to real estate, but I've been trading stocks for the passed few years. I'm looking at talking to some lenders today, to see if I even qualify. Recommendations ??

@Dave Spooner. The utilities are for both, and yes it is a 2 unit duplex. I could raise rent to 950, maybe possibly break 1000 for the area and rising markets to make this deal... Are these numbers for expenses good ? Too conservative ? If the numbers dont work I can't buy. I am getting a deal on this house from a close friend at q price of 180,000.

Wanting to house hack in DULUTH, MN. I have the numbers for expenses and what I can get for rent, the house doesn't need much at all. Am I being too conservative in the budget for expenses and what might some of you might recommend.

My brother says a 100 bucks a door. 150 - 200$ ideally Per monthly cash flow but I'm breaking about even, not acounting for tax deductions. Some advice would be greatly appreciated, thank you.

rent is being charged about 900-950/month per unit and there's 2 for the area averaging.

Cap-ex 10% 180$
Vacancy 5% 90$
Property management 100$
Maintenance 5% 1$ per sqft/month 122$
Utilities-- 200-250 month
Taxes - 2,100/yr - 175$/ month
Insurance 1100$/yr - 91$/month
2 laundry machines in basement
30 yr mortgage 794$/month 180,000 purchase price. 3.3% interst rate.
