Maya, how much are they asking for the course?

Thanks Jack. Great insight.   the condos I look at are in highly desirable areas here in FL. Waterfront properties in concentrated tourist / seasonal areas.  If I did my homework correct, Condos on a land lease just don’t appreciate as fast as others that are owned out right. Real estate values for condos have gone through the roof and buying condos on a land lease gets me into areas that I otherwise couldn’t afford. Rents could be significantly higher as with the current tenant in this property but COVID-19 has made that a bit difficult.

Was wondering if anyone has any experience with purchasing homes/condos that have land leases. I know in general they are tougher to resell along with banks won't touch them to finance but I have an opportunity to own a condo in an area that I generally could not currently afford. The monthly HOA fee is obviously significantly higher to cover the cost of the land lease. The land lease expires in 46 years and the condo I am looking at has a tenant in it and net revenue on the property will be $5k/yr. Should I consider this deal or run?

Was wondering if anyone can make recommendations on an insurance company that works with fix & flip opportunities.  Looking to get home insurance during the rehab/flip period .  Thanks 

Looking for recommendations for GC's and subs in the Tampa/Brandon/Valrico area that folks have had a good experience in working with for quick Fix-N-Flips / rehab projects.

Thanks Tyler.  I am in Florida.  What's "Cash for keys"? Is that when I pay the tenant to get out of the lease?
