I am looking for referrals to any lenders, banks, credit unions ect. that will allow a high LTV cash out refinance for an investment property. Currently I am being told 75% LTV is as high as I can go. Thanks so much.

Hi everyone. My wife and I want to purchase a duplex with 5% down as a primary residence and live in one unit. We currently own a house we live in as our primary residence (which we would rent out) and another single family rental. I have been in contact with lenders and have been finding that the minimum downpayment for a 2 unit NON first time home buyer/owning other property is 15%. This cuts into my cash on cash return as opposed to only putting 5% down. I've looked at FHA, but the MI is high and stays with the property for the life of the loan putting me at a negative cash flow. Any ideas for a way to purchase with 5% down? Portfolio lenders? Thanks so much!

I have found most management companies take 10% rent plus one half to one full months rent amount when filling a unit.  Considering a 12 unit with $1,000/month rent per unit.  Worst case scenario all tenants could leave after 1 year and once property management re-fills all units, there would be a charge of $12,000??  Or each time a unit is filled property management takes $500-$1,000?  If this is the correct, where do all of you investors account for this charge when running your numbers?  Thank you.
