Here's a new topic that I'm interested in but I wasn't sure where to post it.

I would love to hear stories of first flips or first wholesale deals or just anything relating to a first time accomplishment in Real Estate investing.  What were some of the thoughts you had leading up to the first deal?  What were some of your apprehensions and how were they overcome?  Did you have someone guide you through your first deal?  Did it fall in your lap or did you have to search high and low for the right deal?  How was it funded?  All that stuff.

Hello all. My partner and I are new to investing and I'm really happy to have stumbled across this site. I am excited to post here and am truly thankful we have such a comprehensive website available as a source for networking, fellowship and education to further develop our craft. We are very interested in creating a system that utilizes the power of direct mail marketing and look forward to getting started but we have an issue. We haven't come across a postcard so we don't know what a successful campaign looks like. We want to start this process with as little 'trial and error' as possible. Honestly, if we could leave the 'error' part out altogether, we might be able to survive our first year of investing. :) Any suggestions are welcomed and would be very much appreciated.
