I'm trying to get started wholesaling and have been told my first step should be to consult with a lawyer. Fine. My issue has been finding one who knows what I'm talking about. I've contacted 4 real estate attorneys in my area (New Jersey) and told them that I am interested in wholesaling/assigning contracts and they either don't get back to me or have no idea what wholesaling is. Any tips on finding an investor friendly attorney??

I've been doing a lot of research and it seems like wholesaling makes the most sense for me to get into the investing game. I've been on the outside looking in for a few years now and I need to get my foot in the door. Before I start building my buyer's list I have a few questions that I haven't been able to find answers to and maybe someone here can help.

There has been a lot of discussion on here about the strategy being illegal, and while I've read a lot of it, no one seems to have a clear answer. I plan to contact an attorney, but what specific questions and topics should I bring up with them?

Do I need to contact a CPA before starting?

Is an LLC necessary before I find my first deal? If so, what are the cheapest options?

Where do I get the contracts that will be used in the deals? Do they need to be written up from scratch or can I just find them online somewhere and print them out?

Thanks for taking the time to read this. Hope somebody can provide some insight.

In the past month I decided to aggressively pursue my first fix and flip property. I am focusing on a specific area in a specific price range so I can try to keep things as simple as possible for my first one. I am looking for 3/1 or 3/2 homes in the low 100K range in Brick, NJ. I have looked at a few houses so far with my realtor, but I quickly realized I wasn't accomplishing anything due to the fact that I am not really experienced in estimating rehab costs and that is a vital component in the formula of house flipping. Do a lot of you walk through potential flips with your contractor and your realtor together the first time you see a house? I'm assuming after you have a few flips under your belt, estimating rehab costs becomes easier. 

I've also noticed that the properties I come across that look like good deals do not last. They are usually gone before I can set up a walk through with my realtor.

I would be interested in hearing from anyone in my area who has experience completing some fix and flip deals.
