Agree with rest.....halt extra mortgage pymt save that to invest in real estate...

Keep doing the other non real estate investing bc we all need to be balanced etc ....

Lastly we don't know your situation but what about taking on a roommate or room rental to help with the original mortgage? Or possibly butly something smaller to live in now keep existing as a higher end rental........I pushing the creative side to help cut that mtg payment.....

We have house hacked in past and was very useful at the time.......

@Jake Jones I have purchased through them ......just listen to what everyone is saying.....comps and rehab are usually way off, but you can get the price reduced if you can show the real comps.....they are in a business of selling for a process...

Hello All,

Just recently I changed my real estate investing path and it has been exciting. I have become good friends with two local guys who own one RV park and are in the mist of developing a new one (70 pads) from ground up. We are here in Florida and as you can imagine nice newer RV parks are in incredible demand. Because of these connections a partner and I have a small RV park under contact and are in the due diligence stage. 

Just yesterday, because of these connections we went and looked at a piece of property that is over 160 acres and has the entitlements to just over 500 RV pads. This property was used as a cattle farm with a commercial area up front on a major road. It is not on the market as the owner attempted to sell it some time ago and got caught up in a nightmare with a group who drug everything out a few years back. This property is located in an area which is a major draw for tourism and has two nice parks within a short drive which are completely full with waiting lists.  

My first thought was what a great project for a fund and of course have heard Brandon Turner talk about ODC (Open Door Capital) and buying up RV parks. I would like to make some connections if anyone has experience developing these larger parks or in doing small funds to build new projects. Please feel free to reach out.

I listened to your great podcast a few weeks ago and it helped me decide to take two smaller SFR's in the downtown/historic area of Ocala and convert to MTR's. These two are close to both hospitals and after doing a little research the demand seems to be solid. It also helped I am currently renting to young doctor doing his ER residency. He is saying the need is there in the medical community.

There is also a MTR area out by World Equestrian Center and some mini farm rentals which do well. The question is were in Ocala is the property located and who is your target?  

For me, I have STR experience so just need to get the house rehabbed as they were just purchased and had been neglected.

The plan is to post on furnished finders and airbnb or vrbo and see which takes off. 

I live and work in Ocala so any specific questions about area I would love to try and help.

Not sure how Texas is but in Florida just because the court grants you the eviction doesn't automatically give you an empty home/unit. Meaning some difficult tenants you have the sheriff serve the writ of possession which takes more time.

I would wait and you can always prorate June's rent with eager and qualified tenants when you close.

Food for thought, I have bought many homes/units with tenants in place and not had problems. All have received a rent increase to market at end of lease. In Florida you inherit the tenants current lease if you purchase the home/units. The rent increase to market makes many leave and if don't you have one unit paying immediately and you can rehab at appropriate time when they do move on or you give them notice to vacate on end of current lease.
