Thanks for the info! We did change minimum stay on Airbnb and VRBO to 30 days and hope bookings will continue.  We had 7 day minimum stay before and have been booked consistently since starting. Our initial plan for the property was midterm rentals but the calendar filled so quickly with 7 day stays we just stuck with that.  We have been on Furnished Finder for a year as well but despite inviting many people to apply we haven't been successful booking on that platform.  That's why we were looking for any investors with experience working directly with hospitals or staffing services that have a constant need to house mid term employees/contractors.

Hi,

I have a multi unit property in Los Angeles County. I have renting them on Airbnb for 1.5 year and it has been doing great. Unfortunately local laws about short term rental is changing next year April 2024. Now I am looking to switch to midterm furnished rental. From my research these are most popular website for listing for traveling healthcare professionals

1. Furnished Finder

2. Travel Nurse Housing

3. VRBO

Beside these 3 website does anyone have other solutions?
Does anyone have some sources how to contact hospital or staffing services directly?

Any helps will be gladly appreciate it ^_^

I'm buying a house in Los Angeles, it's a two units which the front one is a commercial building and it is used to be a gas station before but the gas tank is filled with cement since 1971 and the back unit is a residential 3 bed 1 bath. I'm planing to turn the front unit into a restaurant for rent since the property is surrounding by residential and businesses but I'm wondering about environmental issue, in this case who can I talk to to make sure I can build a restaurant on this property before I made the purchase?

Thanks for the replies. I am reaching out to the owner first but am also starting a relationship with a local RE attorney. I have another BRRRR deal underway so will probably need an attorney either way.

Hi,

I just bought a Commerical building in Los Angeles and was wondering if anyone had experience dealing with neighbors on adjoining property.  On the North side of my building is a 12' wide Alley space that has been closed off by the neighbor and the space extends back along the length of both our properties.  On the city diagrams and a new Alta Survey I had done it is listed as an easement for both properties.  Currently it is filled with tons of junk from the Neighbor business including oil barrels, tons of broken items, and sheds that they use for storage. Included are thousands of pounds of items leaning against my building.  My understanding is that easements should be kept clear for access to the sides and back of the building.

My question is should I use an attorney to reach out to the owner of the building next door or should I reach out directly?  I am not sure of the correct protocol.

Any help, thoughts would be greatly appreciated.

I am starting renovations on the project very soon and need to find an amicable solution since my business will be based there for many years to come and don't want to start my relationship with my neighbors off on the wrong foot.

I am in the middle of a SBA loan for a Commerical property in Los Angeles and it has been the most trying experience of my life.  They have gone through everything in my financial life multiple times prior to preapproval and now in underwriting.  What is a better way to get Commerical financing in Los Angeles?
