I am in White Mtn are in NH, and am interested in single fam or <4 multi. for rentals.

Not sure I'd go for anything site unseen. But the thought about the leverage that you have with the seller is good for you.

If this person wants to sell, they will get you in the house. This isn't rocket science, and the tenants are beyond the niceties. Make up something - utilities need to be looked at, problem with gas line...whatever.

Take a look at the lease if you can, the seller may not realize what she has in there - especially if she has let them roll this long and was willing to jeopardize her house.

Here in New Hampshire, I notice a lot of folks listing on Craig's List. From private sales to real estate agents. I believe that if it continues, people will see it as a resource, and sales will start, if they havn't yet.

Friend of a friend has a Countrywide loan that he is over $10K behind on...I think 4-5 months. From what he told me, they are definitely hoping to keep people from bailing. They gave him the impression that even if he had problems over the next few months, he wouldn't be in too much trouble.

See if you can get them (or someone on their team) to admit to the age-ism claim if you think that is what it was.

I pay for a plan through Blue Cross. You can go to their website and get a close to accurate quote. Our monthly is under $400 for my wife and I with a $1000 deductable.

Right on. I just passed through Laconia on Sunday. Would love to see an independent theatre in this part of the state. Wilton's Town Hall theatre seemed to do expecially well when we lived down in that part of the state.
