Hi,

I’m looking for a property manager or property management company that specializes in finding and managing Housing Voucher tenants.

I have two properties, both in the Metro Atlanta area. Does anyone have any recommendations?

Need to rent out the three bedroom home ASAP.

Do you have any friends or family you trust that you can go in with?  I feel like $15K is cool, but $30K is even better!

I'll be honest, there's so much you need to be able to go over there and SEE and DO that you might want to hold off on getting an OOO property until you get more connections and experience under your belt.  Are there no cheaper areas in Arizona just outside of the metro area you can look into?

Do you mind sharing who the closing attorney and title company was?  I want to make sure I don't go anywhere them, too.

I think that's entirely market dependent. In my area, duplexes are the same price as a SFH, and rents are the same...so you are truly getting a two-for-one.

To add some color to previous statements made on this post, Biden’s plan acalls for capital gains and dividends to be increased only for thos emaking at least $1 million.  They'd be taxed at the regular income tax rate for those.

On a personal note, I am still buying property and I just bought one a couple weeks ago.  I'm one of those vast majority of individuals who don't make $1million, so this kind of tax rate change doesn't affect me. From all that I've researched, most people don't pay any more than 15% on most capital gains.

And regarding any Biden threat to 1031, and I don't have plans to sell within the next 4-8 years anyway.
