@Bryan Lee Definitely do your due diligence and as @Davartay Miller said, the cheapest isn't always, or in my opinion, ever the best. I would recommend interviewing with a few companies to see who you connect with and who you feel will take the best care of your investment. A company that has been around for a while doesn't always mean they will do a good job. I would check out some newer PM companies because at times they are on top of things more quickly and committed to taking care of all their clients.

Hi Shawn! This looks good and what is missing from my perspective is to find out how does this company screen tenants. What types of systems, background checks, credit check and/or referral references do they use to ensure that your tenants are qualified. This has been a major concern for my clients, especially during this time, and it is important for you to know before signing with a new PM company and accepting new tenants.

I am new to Bigger Pockets and have already found much value in the few conversations I have read here so far which is why I am bringing my question to this community.

I am a real estate investor and out of my own frustration in trying to find a reliable property management company to manage a buy and hold I purchased, my partners and I decided to start our own property management company. Since our company was created from the perspective of real estate investors, we feel we can provide an expertise that other PM companies don't offer.

I am looking to connect with other investors who are interested in having a property manager that values their investment and will keep an eye on maximizing cash flow.

Any ideas on how to connect with these like minded investors who have property in San Diego?

I am asking my fellow investors, how do you market directly to distressed property owners? I have heard that direct mail is successful and want to know if you agree. If you do agree, then what type of life events do you search when pulling lists to target these people?
