Usually, if you can find a piece of land that has a mobile home already on it or did in the past it may already be zoned to put mobile homes on it. Though, you'll have to check with the zoning department to see if there are any restrictions on adding new mobile homes on it. Regarding tiny homes, it's a very new asset class so you'll have to check with the zoning department about these types of homes as well once you locate a piece of land to buy.

So far I've found out the laws are different from county to county. As far a funding goes, I have an investor that's willing and ready to work with me. 
Also looking into if I should start a REIT for this type or just stick with my 1 investor.

 I’m not a developer but I love the mobile home space. I suggest looking in the county/rural area to have the best chance. Unfortunately mobile home parks can get a bad wrap, but you can push through that and prove to the municipality you’re going to run one productive for society. Keep asking for help of “how can I make this happen?” “Who should I talk to?” “I understand you’re saying it can’t happen, but if it could who should I talk to?” You’ll get some push back but if you can push through it’ll be very profitable!  

Talk to community banks and credit unions about funding if you’re wanting to get bank financing. Same as above, keep asking until you find the right bank. Also network and talk to humans. There are many humans out there that have the funds and experience that would love to partner with you.

I want to purchase acres of land with public utilities and sewage access, put MH or tiny homes on my land and charge renters/owners a lot fee. Would I need to contact the county to find out about zoning? Any advice would be greatly appreciated.
