Thanks For the feedback, I actually have done all that. I have narrowed down areas based on crime, demographics, schools, jobs, taxes, etc.., i have spreadsheets for costs relevant to my area and am looking at what is available and rent ($/sq ft.)
What brought this up is I found one property that might work and during research the property next door was for rent. It looked nice seemed ballpark rent (slightly low) but it was for rent according to one site for almost 2 months. Ok full stop, does this area not rent? I did research the neighborhood it is safe, ok schools (6&7 out of 10), etc..
So how do i find data for that specific neighborhood that on average, for example it is taking > 1 month to rent out homes whereas the homes near there tend to rent in 2 weeks. Does that data exist?
Seems like realtors would not have their fingers on that pulse for anything other than maybe for very small areas.

i did a search but could not exactly find an answer
How do I find areas within my chosen market where sfh rent the fastest?
The only answer I get is check with your realtor but I would like to be able to research on my own ... trust but verify
Also is that really something they would know well?

I think a little formal education on the finance side of business would be nice - but I also think with enough reading it is something i can pick up on my own.

From what i see the TKP (that look good) have large waiting lists, do you mean negotiate terms? can you elaborate on what they can provide for you

the very good schools are in katy, sugarland,
next would be friendswood, cypress and the woodlands. Pearland used to be good but is dropping fast.
home prices seem to be ticking up at a good clip now for all but maybe friendswood/pearland

I live in houston (burbs) and work in the medical center; I don't know for sure but with 2 universities, the downtown area, museums, the theater district, and the medical center-I can easily see a high occupancy there. However, in the medical center 3 of the 5 largest hospitals just laid off workers and personally i believe the worst is yet to come since healthcare reimbursements are falling. The energy corridor probably has stabilized since oil jobs are starting to come back. but out S.E. NASA lives at the whims of the white house's plans for space travel (that prospect looks like it is picking up)
Take me with a grain of salt since I am brand new to this and just starting to look but I'd be happy to answer anything i can.
I'd also be grateful if i could ask lots of dumb questions to someone who has done turnkeys
