PM company didn't place the tenant either. Bought the property in April one month into this tenants lease (previous owner had a 2 page lease yes that correct 2 page lease front and back on a single sheet of paper) Should have been a red flag but he stated he collected rent the first month but obviously didn't have a long proof of payment on this tenant (the other unit i.e. duplex did)

Eviction took too long due to going after the low hanging fruit of non payment to which the tenant got aid. Second eviction took too long with the first lawyer so I forced a change in law firms. 

PM did everything they could they city (which I think is poorly run even by government entity standards) Just never worked with me even after explaining situation and the tenants clear disrespect for me the PM company and the law/code and lack of human decencies.

This is my first property and only the second tenant my PM company has had to evict in there decade plus of being in business. And neither of us placed the tenant. Unsure if a decent tenant in place would even make me want to keep dealing with this area

Looking for advice. I had a problem tenant (now evicted) I didn't place. He had numerous code violations for trashing the lawn on my property. I received notices and a ticket for code violations (never received the ticket just code violations and invoices for the city contractors that "cleaned" the property). I believe Independence is a crooked city for landlords as I paid hundreds of dollars for my PM company to go out 4-5 to clean the property while I was in the process of evicting the tenant. 

Independence has charged me $500 plus in invoices for clean ups as well and won't waive the last invoice for then they "removed trash" while their sheriffs office was waiting (10 window) to evict the tenant. 

I have already spent hundreds in legal fees and trash removal and now more to repair the property for another tenant. My question is do I move on to a more A class property in a more landlord friendly city (currently in a C class property) by selling my current unit, could probably break even. Or fight the city on some ground?

I’ll check with the lawyer. I’m hoping he leaves on his own if we continue eviction process. The previous owners lease states the tenant owes all legal fees in the eviction process (laughable). 
The aid company has contacted my PM about his lease and their willingness to help the tenant. But can I collect the lawyer fee and late fees from the aid company as part of the back rent?

I purchased a duplex end of April and have yet to collect a rent check from either tenant. (Using a PM who is very good and helpful with the one)  

The previous owner forged all financial docs and did his own management and clearly didn’t vet any of his tenants and had some pretty interesting (one page leases). 

My problem is the tenant he placed one week prior to closing. He’s yet to pay rent, yet to set up the only utility he has to pay (waste removal). And according to my PM he may have someone living there not on the lease. 
We started the eviction process and have a court date set. He has since then applied for rental assistance from a new program to which I’m sure he’ll get approval even with him being denied from other assistance programs. His lease is through 4/23. 

Long story short what options do I have? “Cash for keys”?  Do I have to allow the assistance program?


My PM wants him out and I want him gone with a little issue as possible I don’t want relation against me or my PM. Im sure he’ll do some property damage on the way out.
