@James Mcgowan Yup I'm using a rental estimate API currently. I only have them updating once every 2 weeks but can do more frequently if needed!

Hi all -
I'm fairly new to this forum, so please remove this post if it's breaking a rule.
I've built a real estate screener that fetches all currently active listings in Atlanta and surrounding areas every day, and allows filtering and sorting by various criteria (e.g. price per sqft, price/rent ratio, estimated cashflow, etc). I built this because I'm currently looking for my first rental, and wanted a more efficient way to look for listings on the MLS.
After building it and playing with it, I'm realizing that this tool is probably going to be useful to other real estate investors and agents as well so I wanted to make this thread to see if anyone would be interested in paying $10-20/month for access.
Right now, it's just a simple google sheet that automatically updates every day, but if there's interest I could definitely build this out into a full web application. Here's a quick screenshot:

Would love to hear from anyone who has feedback or might be interested in using this!

@Brett Tvenge I see. Let me be a little more specific in that case. I have 30k saved up that I could use to invest. Let’s say I go with a hard money lender. Given that amount do you know which markets might work for me?

Hi!
I'm new to real estate investing and am slowly learning. I'm interested in the BRRRR method. How do I determine if a market is good for this method? I assume I should be looking for markets that have high cash flow - is this just the ratio of rent prices to sales prices?
