Simply having architectural plans don't mean much you have to go through the city planning department and get the necessary permits ready. If you haven't done that you would need to do this even before getting a contractor.

You may not get a response from contractors that's they way unfortunately unless you know someone. To provide bids etc takes lot of time and effort so unless you have everything ready to go you may not get a response. Below are the pictures of the ADU. Does anyone have a recommendation for a licensed and insured contractor that works with FHA 203K or Fannie Mae Homestyle renovation loans in the Atlanta area?

Thanks for the outline @Benjamin Aaker! Definitely need to prioritize the savings plan overall by decreasing my personal expenses. I'm going to try and finish Craig Curelop's book in a month's time so I can start taking action sooner. Could you recommend any additional house hacking / beginner REI books?

@Paul Bunton thank you for the advice! I will definitely be sure to try and save wherever I can for this down payment. Nerd wallet recommended One Finance Bank, since they have a high savings interest rate. If you don't mind me asking, what online bank do you use to save for these endeavors? 

@Wendell Hubbard thank you so much for your advice. I will be sure to make contact with some lenders soon. Should I wait until I save up to get in contact with them, or can I talk to them before I have money saved?

Also, my plan is to live there for a year and then save up during the process to do the same thing with a different property the following year, renting out my room from the last spot.

Thanks Connor! Like I said earlier, my buddies and I already signed the lease for this current apartment until June 2022. How should I structure my time until my lease is up? 

@Michael Volek thanks for the insight! I guess I didn't make myself clear - we already signed the lease for the apartment, so we're signed on until June 2022. I assume that keeps most of your advice the same (saving $$$, reading up, etc.) but does that make reaching out to a realtor a higher or lower priority?

Hello! 

My name's Chinda and I'm moving to start my first post-grad job in tech next month in Atlanta. I'll be renting an apartment with two of my buddies, but earlier this summer I learned about househacking and have been obsessed ever since. I'm trying to house hack my first property within the next 1-2 years. 

In terms of what to do, how should I order/prioritize the following: 

  • Creating a savings plan
  • Reading The House Hacking Strategy by Craig Curelop
  • Getting in contact with a realtor in my area
  • Building a team to help me
  • Finding BiggerPockets members who have House Hacked in Atlanta before
  • Additional steps I don't know / haven't considered

Please advise, thank you in advance!
