I have a buyer for my house in Florida. She got approved for a USDA loan and they had us do all the inspections. Everything was fine & we had a closing date. They (USDA) said they were backed up to extend the closing date so we did. Now the attorneys office says the title search company says my house isnt on a county maintained road & it isnt. All the neighbors take care of the road when it gets to bad. The girl buying it is a Game Warden & is fully awear of the road conditions & is fine with it. Will this be a deal breaker or can they exclude this "problem" if they want to? The girl is already like $1000 invested in what she owes for the inspections & having my septic tank pumped out plus she went by the closing date & gave her notice to her apartment people & things changed then she was homeless. So she is renting my house until closing & that is another $600 a month. I just cant see them tellingher all is good & having her become financialy obligated into these inspections etc then tell her nope we wont loan to you because it is on a non county maintained road. They say they cant guarentee access to the property. In the 30 years everyone has been out there we have never had a issue & were the type of neighbors who help each other & take care of things.

ok im thinking about buying a 2nd home and renting it out. do i have to get any legal stuff from the courthouse etc in order to legaly rent out my house?
what is landlord or renteres insurance?

what is the most valuable info i need to know and aquier before i place the home for rent ad?

if i allow them to have a dog and it bites someone is it my fault because i allowed them to have the dog?

smokers would i probley lose tenets if i say no smoking? what if i say outside only? what if i see ashtrays and ciggs in the home? can i evict them for smoking in the house even tho i dont actually see them?

is there any websites for people who can list what kind of property they are looking for or if someone is looking for real estate in Florida etc. i thought i saw a link on this site that said real estate wanted but now i cant find it. thanks

I have always had a intrest in selling real estate and dont know ho to ask or what to ask really so since none of you know me lol ill ask here. how much money dose it cost approx to go to school etc to get a license?

how long dose it take?

do you have to have a high school diploma or ged?

how do you handel the fact that a bad person can ask to see a home and then esp if a lady is showing it what if they try to harm her once they are inside the home alone? can a agent carry a gun on them?

if a agent works say for century 21 can they sell property and get the comission on the side like a side job if they on their own find a home and get it sold do they have to pay their boss even if this was a privet thing between them and the seller and buyer?

:D Hi we live in Keystone Heights Florida in Clay county and we want to sell our home. My husband and son built it themselves. It is a 2003 3br 1 ba cypress board on board home with galvalume tin roof on 6.26 ac with large well system. The house is about 80% finished our funds ran out. finish to your likeing. selling as is buyer pays closing costs.
