@Kingshuk Banerjee, I arrive at the same conclusion and have chosen SA over NB since then. SA much better in terms of cash flow and still decent appreciation. 

Hi San Antonio insiders!

I noticed there are a lot of new constructions towards NW/W of San Antonio. I am looking at a bunch at 78245. Geographically it is closer to Lackland AFB and Sea World. Slightly outside loop 1604 and North of 90. Just wonder what you think of that area? As an investor, my concern is

(1) Is it a spot that is easy to rent out?

(2) Good rental return. What is the rent you are seeing there, we can use a standard 3 bed 2 bath 2000 sq ft as an example. 

(3) Quality of the tenants.  

(4) Future of development. Is it a up-and-coming neighborhood? Are they going to keep expanding West? Is it a trend for San Antonio suburb?

@Tyler Esparza just saw your post 3 years ago and wonder how your NB property is working out for you? 

I am considering NB. Curious what tenant base you see there? Are they mostly working in San Antonio? Or do you see any trend of people work in Austin but moving down to NB? 

I was told that the rental demand is stronger in San Antonio than NB, but NB may give you better appreciation due to lower tax( less than 2%) wonder what’s your take is on that now you have been in NB for 3 years :)

@Jeffrey Evans thanks for the insight. Do your rental in NB fill up pretty quickly, is a vacancy rate of 8% realistic? And who are the tenant bases in NB if you happen to know? My realtor told me people in San Antonio prefer to stay closer to San Antonio, and people in Austin would def not live in NB. So I am a little perplexed what tenant bases can I get in NB. 

@Daniel Meador thanks for the insight. Thats what I was wondering. Seems like the in between like New Braunfels or San Marcos will have more vacancy problems as rentals, since its rental demand is not as high as either Austin or San Antonio. They do have nice deals though. 

Hi All, 

I am looking for investment property along the Austin to San Antonio I-35 corridor. The range I am interested in is $200k to $300k property. I am open to either getting more in appreciation (e.g. Austin), or cashflow (San Antonio). However, if it is in Austin the rental income will need to be enough to cover all the expenses (including management fee) for it to work for me. 

So far, my conclusion is rent, as of Feb 2021, its pretty similar in the price range I am looking for in Austin, San Marcos/New Braunfels and San Antonio (Rent all around $1500-$1795 range depending on areas for $200-$300k property) 

Austin: Seems like you have to be willing to go $300k and above but the rent doesnt seem to increase with it, so either you need to put much more in downpayment or be willing to chip in each month for expenses, as an investor. 

New Braunfels/San Marcos: I am considering this area, but I dont know much about it yet. My theory is, as Austin becomes unaffordable, people will move to New Braunfels/San Marcos areas so in my opinion it will appreciate better than San Antonio, with similar cash flow for rental income since price is similar to good areas in San Antonio


San Antonio: 
You get more rental income for San Antonio, I feel that appreciation maybe less for New Braunfels/San Marcos, and less so than Austin. 

Please spark a debate!!! :) Love to hear what you think if you are familiar with Austin to San Antonio area. The realtor I worked with seem to only know either Austin, or San Antonio, so I cant get a full perspective comparing Austin, San Antonio and the in-between rentals.
