@Nathan Malka, I don't know how many units per lot. The ones I saw in Irving contained 12 units per acre, I think.

@Nathan, 4-15 acres. We prefer high visibility area with a lot of traffic. I have been to Irvin multiple times, and liked the area. But I think the closer to the airport (DFW), the better.

Got it! But as mentioned in my post to Lucia above, my group is mainly looking to buy lots in desirable high visibility areas in DFW. If we are not able to acquire lots in class A or B areas in the DFW, that is when we would look out for completed buildings to buy. 5-6% cap is alright. Sorry, I failed to mention in my first post above that we are, first and foremost, interested in lots.

@Lucia Rushton, sorry I failed to clarify in my post: We are looking to weigh our options first. We are, first and foremost, more interested in building than buying completed houses. We are interested in acquiring 4-15 acres of land in the DFW area this year (purely for multifamily purposes) and start building subsequently. We want to buy a lot and build to our taste (likely luxury apartments) if possible. That's why we are looking for class A or B areas. So, Lots already zoned for MFH would make most sense to us. If we are not able to acquire attractive lot(s), that is when we would go for already completed apartments.
